About Our HOA

Our HOA was incorporated in 2004 and is governed by the Serene Creek Run Association Declaration of Covenants, Conditions, and Restrictions document, our bylaws, and Virginia State laws.  Non-profit property owners' associations are incorporated under provisions of the Virginia Nonstock Corporation Act and we register annually with the State Corporation Commission.  We are also licensed with the Virginia Department of Professional Regulation.

 

Our membership is comprised of owners of the 35 lots in the Serene Creek Run (SCR) development.  Optional membership is available to 11 adjacent lots, commonly referred to as Serenity Creek, and the owners of specific farm parcels adjacent to SCR as defined in the covenants.

 

SCRA is self-managed by a Board of Directors, elected annually by the members.  

"The Board of Directors shall have all of the powers and duties necessary for the administration of the affairs of the Association."

The Architectural Control Board (ACB) is also elected annually by the members and is, "responsible to regulate the external design, appearance, use, location, and maintenance of improvements as well as clearing and landscaping on any Lot..., in such a manner so as to preserve and enhance values, to maintain a harmonious relationship among structures and the natural vegetation and topography, and to preserve the general character and architectural compatibility of Serene Creek Run"
